To reserve a property to rent, you will be required to pay a non-refundable holding fee, whilst we carry out the references. Once paid, you are committed to the property so it isn’t rented to anyone else. In return, the landlord will be committed to renting the property to you, subject to satisfactory references. The holding fee covers a variety of work depending on the individual circumstances of each tenancy, including but not limited to conducting viewings, negotiating the terms of the tenancy, verifying references and drawing up the contracts.
The referencing checks will include but are not limited to – credit check, employment status, verifying your income, previous landlord checks and right to rent checks.
Do not pay the holding fee, if you are unsure whether you will pass references. The holding fee is non-refundable and will not be returned to you should you fail references or decide not to rent the property.
